02/26/2008 - No BPO ordered yet. Rep couldn't reach Nancy, but sent her an email asking that she update us on the BPO status. Allow 24-48 hours for response.

03/01/2008 - BPO went out Sat 3/1 at noon
03/10/2008 - BPO report not received. Rep emailed Nancy's dep't to call Arton with update on BPO results.
03/12/2008 - Rep spoke to Nancy, she said she will call us within 48hrs with BPO status.
03/12/2008 - BPO came in at around offer price. Nancy will submit to investor today or tomorrow.
03/17/2008 - Submitted to investor on the 12th. Allow 5-7 business days.
New Negotiator Assigned3/24/200803/24/2008 - Reassigned to Jacqueline on 20th. On the 22nd: received BPO, running analysis, noted that they will follow up with us on April 1st. No sale date, no foreclosure in progress, but they are 6 months behind in payments. Default letter expired March 1st.

05/23/2008 - Assigned to Mary on the 19th. BPO results are in at $1,350,000. Rep emailed negotiator letting her know that all the information is in, and file is ready to be reviewed and submitted to management.
05/30/2008 - Mary/Countrywide will be working on file today. Will be submitting for approval to investor next week. After 1-2 weeks, if investor approves, then will go to QC for approval. About 4 weeks from now for final approval.
06/06/2008 - Per rep, no updates since the 30th. She said to allow 4-6 weeks for a final answer.
06/10/2008 - Submitted to investor for approval. File in review.
06/16/2008 - File still in review for approval. Rep advised to follow up again at the end of the week.

Update8/11/2008Got a call from a Countrywide rep, he said the file was declined due to insufficient offer. He was unable to see in their notes what offer amount they are looking for. He will have his supervisor look into it and call us back with more info. Currently no trustee sale is scheduled.
CLARIFICATON: Rep called back, the Decline is for the old offer (submitted February). Current offer is under review. We will be getting a new negotiator assigned to the file.

Update9/5/2008Spoke to Erica in the Office of the President (file was escalated because no new status from Lisa/negotiator). Erica did not have an update yet and transferred me to Lisa's VM and I left yet ANOTHER message. Will follow up again on Monday.
Update9/8/2008Spoke to Lisa, she needs (1) last 2 months pay stubs, and (2) financial statement faxed to her. It takes 24 hrs for fax to be received. Once Lisa receives the fax, will transfer file to senior negotiator that same day. Allow 72 hrs for new negotiator to contact us. She would not provide a certain timeframe.
Emailed Marilyn for the updated financials.
Lender Countered at $1.4M9/9/2008Shelley countering at the BPO value of $1.4M, and any buyers closing costs have to be over and above that amount. Countrywide won't make any payoffs to the Trust, nor will they cover Home Warranty.
Shelley will order a second value today, and will hold off on closing out the file until she receives the 2nd value.
Trustee sale will be sometime in October.
Update9/24/2008Called the lender, spoke to the negotiator's assistant. She did not yet have the chance to see if she got the HUD & offer we faxed, but she will check today and call us call us to confirm.
Update9/25/2008Spoke to a rep. She said the account shows that Shelly/negotiator received the offer for $1.2 (with no credit to buyers) along with the HUD. She ordered payoff yesterday. Rep emailed her to call us to briefly explain what the next steps will be.
Shelley called back. She expects to get the payoff tomorrow, and will submit file to the investor by Mon or Tues. She expects to have an answer by the end of next week.
Approved9/30/2008Shelley called, short sale has been approved, we should be receiving the approval letter today. It is good for 30 days.
Received approval letter, requested revised HUD from escrow. Forwarded the letter to Marilyn.
Buyers Contacted Lender10/15/2008Shelly/negotiator called, buyer sent her email saying they want to lower offer to $1.1M. The appraisal came in at $1.2, so Shelly will not be accepting anything less than the currently-approved offer.
Also, Shelly stated that buyers have NO authorization to correspond with her. They may not send her further emails. If they attempt this again, and if Shelly receives a $1.1 counter, she WILL close out the file completely.

Update10/20/2008Spoke to Shelley, told her that the realtors are figuring out some structuring issues, but we are going ahead with the $1.2M. She said it's fine as long as we close by the 30th.
3rd, 4th, 5th Liens10/27/2008Shelley said that she cannot send out anything in writing permitting the buyer to pay off the 3rd, 4th, and 5th liens. However, she said that if Karen/escrow calls, she will be happy to give her verbal approval over the phone.
10-day Extension10/30/2008Received confirmation from Marilyn to request a 10-day extension from Countrywide. Passed this on to the negotiator.
Extension?10/31/2008Emailed Karen to see if Shelley sent over an extension letter.
