Q. Hi Arton, I am trying to sell my house through short sale. But I got a call from the lender’s collections department, and the representative said that I may be eligible for a loan modification. I was denied a modification 2 months ago. What should i do? - Arlene


A. Hi Arlene, most lenders will not process a Short Sale and a Loan Modification at the same time. So if you request a Loan Modification, they will likely close out your Short Sale file. Has your financial profile changed in the last 2 moths? If you feel that you are in a stronger financial position, a Loan Modification may be the better option for you. But be careful if your property has a foreclosure date scheduled. Should the Loan Modification be denied a 2nd time, you might not have enough time to switch to Short Sale and put a hold on the foreclosure.
